For our June Agency of the Month, we caught up with Jesse Boehler, agent and owner of Boehler Insurance Agency Inc. Based in Hillsboro, Illinois, Jesse has been serving Springfield and the surrounding investor market since 2003. Jesse shares how his team stays transparent in a shifting insurance landscape, builds lasting client relationships, and leverages REInsurePro’s flexibility to meet investor needs.
What are the biggest challenges you are seeing in the market for your investor clients, and how is your team advising them through those challenges?
The biggest challenge is that the market has shifted. For most of these larger risks, insurance companies are no longer competing for the accounts, whether they have claims history or not. Instead, these accounts must now search for reasonably priced carriers that can help manage large losses. Our team helps by being honest and transparent about market conditions and aligning clients with carriers that meet their specific needs.
How has your approach to working with investors evolved over time?
While my core approach hasn’t changed, I now move more quickly to step away from an account if the investor isn’t making property improvements or lacks a track record of doing so. We prefer to partner with investors who take property management seriously and are committed to long-term ownership and ongoing improvements.
What sets your agency apart in the real estate investment insurance space?
We offer quick, straightforward answers. We always start by asking, “On your worst day, what do you expect from your insurance company?” and “What is your biggest concern?” Our team uses those insights from the client to build an insurance plan tailored to their properties–often without relying on inflated replacement cost coverage that doesn’t align with their real business needs.
